Process of renting a house from us

We are delighted you are considering renting one of our lovely properties!  Please see the below process of securing your next student house.

The Procedure 

House Viewing 

We will give you a guided tour of our properties and will answer any questions you have.  Viewings are appointment only so please get in touch with us to book if you haven't already.  You must view the property before taking the next steps in securing the house, we insist this on all of our houses as we like you to fully understand the property and have no surprises.

You like the House 

Once you have viewed the property and everyone in your group is happy to go ahead please get in touch as soon as possible to let us know.  We really care about our homes and are looking for tenants who we think are best suited for our homes.  We take into account if we believe groups will respect the house and keep it clean & tidy during the tenancy.  We will let you know if you have been successful in your application.

Securing the Property 

Once we have it confirmed you would like to go ahead with the property, we need you to confirm you will have a UK based guarantor for each tenant and understand the rental amount.  The contracts run from 3rd July 2026 until 28th June 2027, unfortunately these dates can not be changed on any of the contracts as we need to make sure the houses are tip top for when you move in.  To secure the property and take it off the market a holding fee will need to be paid.  The holding fee is £100 per person and will be deducted from your deposit.  This is non refundable if you decided not to go ahead with the house.  

Contract 

We will request all paperwork is sent to us within 14 days of the holding fee being paid.  The paperwork will include personal details forms, guarantor forms, copies of ID for yourself and guarantor, a copy of your student card and proof of address from your gurantor.  Once we have received the paperwork from your group we will process the contract and send it to your group to sign online via Docusign.  If we fall out of the 14 days we will review the progress and can potentially re-market the property if progress is not being made.  

Deposit 

Once the joint tenancy agreement is signed by all parties including the guarantors, the remaining deposit is requested.  The signed tenancy agreement will form into your written statement.  We will then register this with MyDeposits who are a Government backed scheme, the deposit will remain there until the end of your tenancy. 

Congratulations!

Once you have paid the deposit, the house is officially yours from the 3rd July!  We will be in touch nearer the time with your move in details pack and appointment times to collect your keys.
